What each line means
- Land transfer tax
- Ontario charges it on every purchase, from 0.5% to 2.5% in brackets. First-time buyers get up to $4,000 back. Brampton and Caledon don’t add a municipal tax — only Toronto does.
- Development charges
- Fees that pay for roads, pipes and parks. Builders pay them, then often pass increases on to buyers at closing. A cap in your agreement limits that — it’s the most important number in the schedule.
- Tarion enrolment
- Every new home is enrolled in Ontario’s warranty program. The fee depends on price and is usually charged back to you, plus HST.
- HST on adjustments
- Most charge-backs attract 13% HST on top. It’s easy to miss, and on a $15,000 cap it’s almost $2,000.
- Mortgage insurance PST
- With less than 20% down, your premium is added to the mortgage — but Ontario’s 8% sales tax on it is due in cash on closing day.
- Interim occupancy (condo)
- You move in before the building registers and pay a monthly fee covering interest, estimated tax and common costs. None of it goes toward your purchase.
