About

Illustrative

Brand New Homes GTA is an independent guide to new-construction homes in Brampton and Caledon. We started it because buying pre-construction means committing years of savings to a home that doesn’t exist yet — and most of what’s online is either a builder’s brochure or a lead form wearing one.

Every project here is checked against the builder’s own website first, then listing portals and MLS. Each figure carries the month we checked it. Where we relied on a secondary source, we say so on the listing. When we can’t confirm something — a location, a price, a deposit structure — we write “not published” rather than guess.

Every listing has a “worth weighing” section. That’s our opinion, based on the site plan, the area and the agreement terms we can see. Builders don’t review it before it goes up.

Images marked illustrative are atmosphere, not the project. Builder renderings, once supplied, are labelled as renderings. Until then, real listings show a location sketch drawn from their actual cross-streets.

How we’re paid

When a buyer we represent purchases a new home, the builder pays a co-operating commission to our brokerage. It doesn’t change your price, and we list projects whether or not they pay one. You’re never obliged to work with us to use the site or the tools.

The calculators

Our tools use Ontario and federal rules as of October 2026: land transfer tax brackets and the first-time buyer refund, the 2026 Enhanced New Housing Rebate, the federal first-time buyer GST rebate, Tarion deposit limits, mortgage default insurance premiums and the stress test. They are estimates. Your lawyer’s statement of adjustments and your lender’s commitment are the final word.
